Senior moves and downsizing
Senior moving and downsizing in Denver
A senior move usually needs two kinds of help: someone to plan, sort and set up the new home (a move manager or family), and a PUC-permitted mover to carry and transport. Start 10–12 weeks out, because downsizing takes longer than packing. The moving part is priced like any Denver move: $130–$220 an hour for two movers and a truck in published 2026 figures.
Prices are published third-party figures with their dates, not quotes. This page is general information, not care, legal or financial advice.

Move manager or mover: who does what
The two jobs are different, and the confusion between them is where moves go wrong. A mover's contract covers carrying and transporting goods. Sorting decades of belongings, deciding what fits a smaller floor plan, and setting up the new home so it feels familiar are separate jobs. Families often do them, or a senior move manager can be hired for them.
Senior move manager
- Floor plan for the new home: what fits
- Sorting into keep, give, sell, donate, discard
- Arranging sales, donation and disposal
- Hiring and supervising the mover
- Unpacking and setting up the new rooms
Mover
- Written estimate and contract
- Packing, if you buy it
- Loading, transport, unloading
- Furniture placement and reassembly
- Liability under the valuation option you choose
The trade body for move managers is the National Association of Senior & Specialty Move Managers (NASMM), which runs a member locator. (NASMM, read 2026-10-20.) Membership is not a government license. Colorado has no move-manager permit that we know of, so ask for references and a written scope of work. If the move manager also transports goods, it needs a PUC permit like any other mover.
A 12-week downsizing timeline
Our eight-week checklist covers a standard move. A downsizing move needs about a month more at the front, for decisions.
- 12–10 weeksGet the new home's floor plan and its move-in rules. Decide who leads: family or a move manager.
- 10–6 weeksSort room by room. Start with rooms used least. Book sales, donations and pickups.
- 6–3 weeksGet two or three written mover estimates. Book the date and the elevator or dock at the new building.
- 3–0 weeksPack, change address, set up the new rooms first with familiar things.
Sorting what goes, and getting rid of the rest
Measure the new rooms and mark where large pieces go before deciding what to keep. Every item that doesn't move is one less to pay for: Denver movers bill by the hour.
| Pile | What goes in it | Where it goes |
|---|---|---|
| Keep | Fits the floor plan and gets used | The mover's inventory |
| Family | Heirlooms promised to relatives | Labeled separately; may need its own move or shipment |
| Sell | Furniture and items with resale value | Estate sale, consignment or online |
| Donate | Usable items with little resale value | Charity pickup or drop-off |
| Discard | Broken or unusable items | Denver large-item pickup or recycling |
In Denver, the city's collection takes some of the discard pile. Denver Solid Waste Management collects large items every nine weeks on your trash day: up to five items and ten bags. Furniture, rugs and bagged, wrapped mattresses qualify; appliances do not. Flattened cardboard goes in the purple recycling cart, and a second recycling cart is free through Denver Utilities Online or 311. (City and County of Denver, read 2026-10-20.) Large-item collection comes every nine weeks, so check the date early; it may not line up with your move.
What a senior move costs
The moving itself costs the same as any Denver move of that size. Named Denver sources print $279–$1,100 for a one-bedroom and $1,200–$3,600 for a three-bedroom local move in 2026. (Cost guide, sources dated 2026.)
Packing is the line that grows on a downsizing move, because older homes hold more. Moving Brothers prints packing at $300–$800 for smaller homes and $1,000–$3,000+ for larger ones. (Moving Brothers, dated 2026-02-21, read 2026-09-29.) If the new home isn't ready, MoveAdvisor prints storage at $100–$300 a month in Denver. (MoveAdvisor, dated 2026-02-18, read 2026-09-29.)
Moving into a senior community or apartment
Retirement and assisted-living communities usually run their own move-in schedule. Before booking a mover, get from the community:
- The move-in date and the hours movers may work.
- Whether the elevator or loading dock must be reserved, and for how long.
- Whether it needs a certificate of insurance from the mover. See certificates of insurance.
- What furniture it supplies, and any rules on items such as space heaters or rugs.
Protections on moving day
Colorado's mover rules apply whoever is moving. A Colorado mover must give a written estimate of the total cost, and the basis for it, at least 24 hours before a scheduled move, unless the move is booked less than 24 hours ahead. The mover cannot charge more than 110 percent of the estimate. (4 CCR 723-6-6608, read 2026-09-29.)
A mover must deliver your goods inside the home once you pay the contract amount, and may never hold back prescription medicines, medical equipment, or children's furniture, clothing or toys. Refund disputes with a mover go to binding arbitration. (C.R.S. 40-10.1-506, read 2026-09-29.) Medical equipment is on that protected list, but carry medicines, hearing aids, glasses and important papers yourself all the same.
Choose the valuation option with antiques and heirlooms in mind. The contract must offer two cargo valuation options: released value, at the lesser of sixty cents per pound per lost or damaged article, or full replacement cost, where you declare the value of the shipment. The valuation guide has worked numbers. If a family member manages the move on someone's behalf, make sure they can sign the estimate and contract, and check the mover's permit with the Colorado mover check.

Common questions about senior moves in Denver
What does a senior move manager do?
Plans the move around the new floor plan, helps sort belongings, arranges sale, donation and disposal, hires and supervises the mover, and sets up the new home. A mover carries and transports; a move manager organizes.
How far ahead should we start downsizing?
Ten to twelve weeks is comfortable. Sorting a long-held home takes longer than packing it, and Denver's large-item pickup runs only every nine weeks.
Do senior movers need a license in Colorado?
Any company that transports household goods inside Colorado needs a PUC permit starting with HHG. A move manager that only plans and sorts does not need a mover's permit, but whoever drives your goods does.
How much does a senior move cost in Denver?
The moving portion is priced like any local move of that size, for example $279–$1,100 for a one-bedroom in published 2026 figures. Packing, storage and move management are extra; we found no sourced price for move management.
Where can older adults in Denver get free advice?
